If I were in your position, I wouldn't invest in real estate quite yet. I'd work on my debt and start saving money in an e-savings account and save up for a healthy down payment so that you have cashflow when you invest in your first property. I'd also make sure I have an emergency fund before investing as well, as real estate can sometimes be cash intensive if you have unexpected vacancies or repairs.
