Before this subprime meltdown, I'm sure all sorts of brokers would offer you stated income loans so you can "invest" in real estate. If I were in your position, I wouldn't invest in real estate quite yet. I'd work on my debt and start saving money in an e-savings account and save up for a healthy down payment so that you have cashflow when you invest in your first property. I'd also make sure I have an emergency fund before investing as well, as real estate can sometimes be cash intensive if you have unexpected vacancies or repairs. You should read up on real estate now while saving up money.&lt;/p&gt;
